SCHENECTADY — An iconic business in downtown Schenectady may be shut down next month for failing to pay property taxes.

Mike’s Hot Dogs, on Erie Boulevard, has not paid taxes in nearly three years. The business had to come up with nearly $22,000 by the end of September to stave off foreclosure, but has not yet paid.

Owner John Mantas must pay by 5 p.m., and city officials are hoping he comes racing in at the last minute.

“I really hope they pay. He’s been there forever. It’s too bad — I love Mike’s Hot Dogs,” said Deputy Corporation Counsel Rachael Ward. “Some people pay at the last second.”

If he doesn’t pay, the city will be forced to tell him he must close, she added.

“We haven’t been in this situation before. Other commercial properties [taken in foreclosure] were already vacant,” Ward said. “It’ll be hard. We’ll have to go in there and tell them to cease operations.”

The news came as a shock to employees, who said they had not been aware of the problem. Mantas did not immediately return a call seeking comment.

The city is filing foreclosure paperwork against 61 properties tomorrow in the state Supreme Court in Schenectady County. It generally takes about two weeks for the judge to rule on the cases, at which point the city files new deeds and takes ownership.

The City Council agreed long ago that homeowners who lived in the house being foreclosed upon could have an extra month to pay off their taxes, so they will have until Oct. 31.

But there’s no exceptions for businesses.

City Councilwoman Leesa Perazzo said that as hard as it would be to lose an existing business, the law is the law.

“What makes Mike’s Hot Dogs any different from any other active business?” she said. “Laws aren’t personal. I don’t want to come across as uncaring, but it’s a process. This has been years in the making.”

She added that Mantas has not contacted her to discuss the issue.

“As a former business owner, I totally understand the struggles of trying to keep up. Your walk-in freezer breaks down, you have to find the money — I totally get it,” Perazzo said. “We certainly don’t want our businesses not operating, especially not our long-standing ones.”

But that might not win the company an exception. Council members have generally decided against exceptions, fearing that they would immediately be deluged with requests from every property owner facing foreclosure.

There was one other commercial property facing foreclosure: Rudnick’s on State Street. However, an attorney filed a response to the foreclosure notice, Ward said. While a response doesn’t guarantee that the company will avoid foreclosure, it means the city can’t foreclose immediately.

Mike’s Hot Dogs must pay $21,258 to avoid foreclosure this year. The company also owes $7,205 from this year’s taxes, and will owe another $2,400 tomorrow, when the last quarter of city taxes are billed, according to city tax records.

Rudnick’s owes a total of $47,631, of which it must pay $29,657 to avoid foreclosure this year, according to city tax records.

The city is also foreclosing against 12 single-family houses, 29 2-family houses, two 3-family houses, three apartment buildings and seven vacant lots, Ward said. Those numbers were accurate as of mid-afternoon Tuesday; some owners were expected to pay by the end of the day.

Assuming it does get taken, that means YET ANOTHER LONG LONG LONG - time TAXPAYING DOWNTOWN BUSINESS will close.

Thanks to the city DEMS and Metroplex FORCING the long time TAXPAYING mom and pop businesses downtown to pay the taxes for the millionaires downtown.


And just watch the cheerleader come on here, shaking the pom poms on his chest claiming the place was poor at running a businesses; that cheerleaders who thinks that a business that closes due to paying taxes of their competitors is merely a business who doesn't know how to run a business.   But notice how the millionaire political cronies of the dems have their businesses built at taxpayer expense and then are tax exempt, guess they know how to run a business.


Yep, another LONG TIME TAXPAYING BUSINESS in downtown may close, but let's remember the "FACTS" that the cheerleader for the dems and plex says:

Obviously they're using an outdated business model, one that isn't somehow subsidized to some extent by gov't. Which every business in NY will be eventually.

The mayor and his cronies can list a long time TAXPAYING business--a business that had taxes increased to pay for the taxes for Galesi's properties and all the other properties downtown owned by millionaire.

Having read what's really in hot dogs, I stopped eating them a long time ago. I make my own sausage as well as ground beef, although I don't really eat much red meat either.

That's right, cheer for the people who worked hard, paid their homes, invested I their business, and they keep a few thousand in unpaid taxes but they have lost $100,000 or more.   That's really wonderful to cheer for hard working people to lose everything, lose their ability to support themselves in old age, be put out on the street when applying for a rental means disqualification because of bad credit history due to being unable to pay the taxes of the millionaire Marcella or the billionaire Galesi or the STAR taxes of the double dipping King Phillip of Proctors and the Metroplex architect an his assessment board member wife.

How do you know that any of these business folks LOST EVERYTHING? LOST ABILITY TO SUPPORT THEMSELVES? ARE PUT OUT ON THE STREET? You are kidding right?

did you ever hear of a business maintaining two sets of books? Ya know...the real ones and the ones they file taxes with? ALL business folks hide mega bucks all the time...untaxed mega bucks. And they do it year after year after decade after decade. These businesses can walk away with NO FINANCIAL PROBLEM......TRUST ME!!!!!!

Mikes hot dog owner don't care!! He was probably ready to throw in the towel anyway. The place is a sh!thole and has been declining for years. Taxes were less than $7K/year.....no big deal. He can walk away with the years of cash he stashed/invested, an extra $22K and no worries of unloading the dump. If he sold the dump...he would have a few months to reinvest in another piece of property or be taxed big time.

TRUST ME....IT'S A WIN WIN FOR THE HOT DOG MAN!

the city is doing him a BIG favor.

They raised their prices recently on their breakfast sandwiches by almost $2, that was actually the only thing I cared for there, after that spike in price I stopped going. Saying that they did a damn good business and have the customers to keep them afloat if they want to, my guess is if they close it would be by their choosing. Would anyone here really blame them if they did close, I wouldn't one bit, maybe they could open in a more tax friendly environment.

This is what I'm hoping it is, while it sucks another long time business might be closing in the city it would be in their best interest to do just that.

I ate breakfast at Mike's this morning.

They will be fine.

Arrangements have been made to pay the taxes.

I didn't notice any higher prices.

2 orders of bacon, eggs and toast with drinks was less than $13.
