Excuse me????????     The official word of the city of Schenectady is that these parcels have a FULL MARKET VALUE of $651,870 !!!!!!!

And since I always provide EVIDENCE of what I say (unlike the liar DV), here is the proof:


This is taken from the official FINAL 2014 City of Schenectady assessment roll





Look at the what the city states if the "Full Market Value" of these parcels.   Here is the math:


232 State St     143,821
236 State St     178,943
238 State St       8,862
240 State St      45,447
248 State St      18,699
254 State St     256,098

Total          $ 651,870

So the taxpayers have a birthright entitlement to an explanation of why Metroplex is allowing the purchaser to buy the parcels at less than what the City of Schenectady claims is the Full Market Value.


Oh yes, we know why, it's because the city LIES.    The market values are falling in the city, including in downtown  


Just more PROOF that due to the wild uncontrolled spending of taxpayer money on downtown that the city's tax base is FALLING.

Actually, the full market value should be shown higher, I didn't include the Silver Diner parcel.

SCHENECTADY -- A $21 million building project slated for downtown may hinge on a $1.3 million state grant that the developer hopes to be awarded.

The mixed-use development by Cohoes-based Prime Cos. calls for 105 upscale apartments and 10,000 square feet of retail space on the ground floor along Lower State Street, according to Ray Gillen, the Schenectady County Metroplex Redevelopment Authority chairman.

He said Metroplex plans to sell the nearly one acre of land, referred to as the Robinson Block parcels, to Prime Cos. for $311,500, the fair market price based on appraisals.

The parcels include the former sites of Robinson Furniture Store, the Silver Diner, BiMor Army Navy Store and Olender Mattress.

Prime Cos. did not immediately return a call Tuesday seeking comment.

A decision on the state grant application should be announced sometime in the fall, Gillen said.

He also said that the $1.3 million state grant will help offset the cost of the deep drilling into the soil or urban fill — near the site of the old Erie Canal. It is needed to securely anchor the four-story building by installing deep footings in the ground to build the foundation.

Schenectady furniture building demolished to make way for new development


Demolition of the former Robinson Furniture building on State Street in downtown Schenectady will begin this week.

The Schenectady Metroplex Development Authority will tear down the vacant, dilapidated 40,000-square-foot building at 238-248 State St. for a redevelopment being pursued by private investors.

The City Industrial Development Agency will vote Sept. 20 to pay the $274,325 bill for the demolition. The work is being done by Dan's Hauling of Troy.

The private investors, who incorporated under the title Schenectady Renaissance LLP, own and manage more than 4,000 apartments, six shopping centers and numerous office buildings.

The investors plan to construct a mixed-used commercial and residential building at the site. According to the Metroplex, attempts will be made to create a facade that closely resembles the Robinson Furniture building and complies with downtown design guidelines.

A year ago the Metroplex began studying whether the building could be saved despite serious decay that included a partial roof collapse. The building has been vacant for nearly 15 years.

"We looked at every opportunity to save this building, but in the end, the deterioration was so severe that the only viable option was demolition and new construction at the site," Metroplex Chairman Ray Gillen said. "We are hopeful that new construction at the Robinson Furniture building site will act as a catalyst for development on lower State Street

True.

But as mayor McTHIEF and the dem council reps REFUSE to do a citywide reassessment, that means they are saying that the full market values shown on the assessment roll are FACT.   Therefore it is their responsibility to insure that property is sold for the price that the city claims it is worth.

But the FACT is that the DEMS wild uncontrolled spending of taxpayer money on downtown is NOT helping the city and is causing  MASSIVE REDUCTION to the city's tax base.

Therefore the mayor ABSOLUTELY MUST do a citywide reassessment NOW.  


The mayor CANNOT allow city property to be sold at less than what the city claims is Full Market Value and then claim they cannot do a citywide reassessment.   TO state that the city cannot do a citywide reassessment is to day that property values are equal to what they were in 2010.

The mayor CANNOT have it both ways.   Either he IMMEDIATELY commences a citywide reassessment or he and his plex buddies refuse to accept one penny less than what they claim is the Full Market Value as the city as OFFICIALLY CERTIFIED per the Official Final Assessment Roll

The mayor is just so embarrassed by what he and his predecessor and their council have done to the city

METROPLEX/GILLEN should NOT be in the business of selling properties.....PERIOD!!!
And until the people 'rise up'...........nothing is gonna change!

at least the residents of troy are 'rising up' and getting media attention for their issues.

Too bad the residents of the city don't rise up.   But obviously the intelligent ones have fled the city (proof is all the empty houses for sale).

The rest that are left it seems largely lack the intelligence to think for themselves.   The believe whatever the city/county/plex dems tell them.   Those are the people who need to be directed to these boards so their eyes will be open to the truth..   But of course, that means then will need to avoid reading message that spew babble saying "the city is in a renaissance," bur rather they have to see and read the evidence, images from official records, the photos of the blight spreading like wildfire, the images showing the unpaid taxes on the taxable properties of those who have been given 100% exemptions on the brand new expensive buildings largely built/reno'd at taxpayer expense.

Why does it have to be limited to just these boards? If that's the case your message will never get out. Smart young folks like you, that seem to be so passionate about the issues, need to print your information out and start going door to door. Start getting out instead of sitting behind a keyboard. Find someone who's as passionate as you and is willing to take on the powers that be and put up a REAL  fight. Take your message to the streets. Don't belittle your cause with pettiness and bullying. And are these the only boards you post on? What about Facebook? If your focus is just "these boards", you're losing the battle and don't even realize it.

Just my two cents.
