The chrysler ave intersection is much larger then curry/guilderland. The demographics are quite different then that in rotterdam. Due to lack of a vision for the future....rotterdam is a mix of commercial and residential because of all the careless spot zoning.This proposed cvs needs to be scaled down to fit into the demographics of rotterdam with respect to the residents.

I'm sure the residents would not be opposed to a cvs on that corner. Just not one of that magnitude. Not to mention that it would look out of place.

CVS at Chrisler is not an appealing design.  I don't understand the vinyl siding look on one section....gives it a strip mall effect.

I couldn't agree with you more Bumble.  The building on Chrisler is basically the same size as the one on 4 corners in size there is no design in commercial buildings anymore its about home big you build on your site and just making the last building you did bigger or smaller.

The town should also 'demand' that they tear down their empty buildings BEFORE they even think of building another one in town. Empty buildings, such as the one on Hamburg Street, become safety and hazard issues. Not to mention adding to the blight. Businesses should not be allowed, in any municipality, to build a new building when they have a vacant one in that same town, village or city.

Again....it needs to be scaled down at the very least. And the entrance and exits should be on Curry and Guilderland only. Therealso needs to be a some form of sound buffering for the residents that will be severely impacted by this development.

Send cvs back to the drawing board and come back with a smaller and resident friendly blue print.

I live in the neighborhood that will be affected by the proposed CVS. The project weighs heavy on my mind and those of many of my neighbors.

Increased traffic
Light pollution
Increased foot traffic
Lower property values
Safety of our properties and Children
etc, etc, etc.

All concerns that would effect any neighborhood in this position.

I personally purchased my home a little over 10 years ago. Why? Because it was a quiet and friendly neighborhood. It's the everyone knows your name kind of neighborhood. The watch each others backs and help each other kind of neighborhood. It is protected in a way from the surrounding madness of Guilderland Ave and Curry Rd. Just taking that turn onto Lawndale from Guilderland Ave is a huge difference in scenery. You go from the bustle of business to a nice quiet neighborhood.

BUT.... It may soon be just a memory. If CVS or another commercial interest of the same size moves in, all of that will change.

This project isn't just about taxes or money, it's about peoples lives. Many of us had plans to live here for the long term. Raise our kids and live out our golden years. Now I am afraid that that dream is in danger.

Most of that corridor is zoned commercial --- so is the corridor along the road that I live on --- even though it is almost exclusively single-family residences now.  My family's property is technically zoned light industrial .. we could file a proposal to build any project suitable for a light industrial zone and as long as we get environmental and transportation department approvals .. there would be nothing stopping us from getting a permit to build a light industrial facility (or because of the way town zoning laws work .. commercial or multi-family) of some kind.

People need to be aware of the zoning in their neighborhood BEFORE they purchase their homes.

Rotterdamians will need to vote in the folks that will re-instate the critical impact legislation. As it stands right now, the elected officials have little if nothing to say about any new developments. It is up to the planning commission now.

There needs to be an entity where 'the buck stops here'. And that should ALWAYS fall squarely on the elected officials with the advice of the planning commission. Due to the decades of irresponsible spot zoning with no vision for the future, the critical impact legislation was created to work with residents and businesses responsibly since there is not much space left in rotterdam to be developed.

ALL development in rotterdam, from this point forward needs to be researched and thought out and discussed thoroughly and carefully.

plastic milk jugs are bought with government $$$.......class/style is what comes from within, alot of planning effort/enforcing.....hell if those with property just want to cash out and leave...then

It seems a bit hypocritical when it comes to zoning changes in rotterdam. Wouldn't it be nice to have the residents heard when their residential neighborhood that is zoned 'single family residential' gets changed to either multi-family or commercial with no regard for the residents.

Look, I'm all for the free market, property ownership and capitalism....but in a small town like rotterdam, that has fallen victim to decades of irresponsible spot zoning.....there needs to be some common sense and level heads when new developments arise.

It appears that the rotterdam residents are clearly coming up on the short end of the stick here. They pay their lion's share of taxes and yet are pushed aside when they try to protect the value of their properties.

Neighbors decry proposed CVS
Rotterdam residents claim store would ruin atmosphere

#Rotterdam — Residents from Lawndale Avenue in Rotterdam are speaking out against a proposed CVS Pharmacy that they claim would tarnish their neighborhood.

#The Rotterdam Town Board got its first glimpse of the project on Monday, Sept. 12. The plans call for a CVS Pharmacy at the corner of Guilderland Avenue and Curry Road, which is a busy intersection. There’s a vacant building at the site now.

#Two days later on Wednesday, Sept. 14, following media reports, residents from Lawndale Avenue and nearby streets came out to oppose the plan. The board was set to refer the project to the Planning Commission for a report and recommendation.

#Deputy Supervisor Robert Godlewski said the board did not receive the concept map until shortly before the meeting. After a brief discussion, the board tabled the resolution so they could have more time to look over the project information.

#The proposed CVS property is planned to have an “exit only” onto Lawndale Avenue, which had residents concerned about increased traffic. Also, three homes are set to be demolished and the parcels rezoned to suit the commercial property.
