            The following is from the online County Tax Infpormation for the Rite Aid, across the street from the proposed CVS.  It has an assessed value of approximately 2.54 million, and pays approximately $30,000 a year in taxes.  Page III of the 2012 Adopted Town Budget (off the Town home page), indicates 12.3 million to be raised by taxes.  So the amount Rite Aid pays is approximately ($30,000)/(12.3 million) = 0.24%.  This is the contribution of the total budget via tax.  If you multiply your Town tax bill by 0.0024, that is the approximate amount of savings you would realize if CVS was approved.  For me it works out to be about $9.25 per year in potential savings.  Not even worth the time it took to post this.
( btw, they are receiving a $766 thousand dollar county exemption, so who is picking that up?? )

          Did your taxes get lowered when we got the Golub Frozen Warehouse, Railex, Long Pond, etc. etc.  NO they didn't, government expanded to absorb these savings.  Don't be suckered in by the tax base argument, it can't be defended and is not an argument for development!

Yup, and the school budget is probably double the Town Budget.  Don't have the school tax bills, and the rates are higher, but would be approximately an additional $6.25 per year in savings because their school tax is a much smaller protion of the total budget, so the savings are reduced accordingly . . . .

not bad for an unoccupied building on the property.  Now, take that 30,000 and put it back on the bills of residents, and your taxes go UP.  If they developed the corner, it would be approx 100,000/yr in taxes paid to the town, about 1% of the total town.  Not bad for an unused corner.

          I'm not going to banter back and forth on this.  Merely want to point out that neither you or anyone else can demonstrate a past tax reduction from something coming into Rotterdam.  Your argument indicates $100,000/yr. in taxes, where did that come from, ( Town & School combined?? ).  Your scenario "could" be true, only if Town Government did not expand, and there was no inflation.  Same with the School District, fact of life.

Not "bantering".  In the planning com. minutes, it was indicated that the new property would generate ~70k more in annual taxes than what's currently being paid on all 3 properties - thus the 100k figure.

MT, these numbers are not real.  You need to minus off the existing taxes that are being paid.  The old market, and old pizza joint & First Class products lot paid $15,000 in property taxes combined.  Now add another say $20,000 for school taxes.  Now minus off the three properties they plan on buying, both land and school taxes, say another $15,000 combined.  And don't they also "own" another small property on Curry next to the market?  So anyway, take the alleged $80,000 and minus off all the existing taxes being paid, and you are left with about $30,000 net increase which matches my estimate.  Honestly, their numbers are wrong . . .

Listen......there are many issues in rotterdam concerning this project. Taxes should not be one of them. Taxes and new businesses is a moot point. why? Cause they never pay 100%! Taxes have risen in rotterdam EVEN with the new railex, fedex, recovery grill...blah blah blah!! What is their total contribution to the school districts? Even Long Pond APARTMENTS got a PILOT!!

Rotterdam is beginning to sound, look and feel just like the city. They try to pull the nonsense of creating businesses to lower taxes for the residents. How's that working out for the city?

So let's cut the 'tax fear rhetoric'......cause it is non-existent and has been historically!!

There hasn't been any REAL development in Rotterdam in Years!  Fake development including Railex, PC, etc - well,, that's just metroplex garbage.   This deal had nothing to do with Metroplex, and they'd be paying full assessed value.  Just like Pioneer on Altamont, a private deal, no metroplex involvement.  But think about it, there's been no REAL development, from private investors, in Rotterdam, in years.

I'm not convinced on the numbers either way .. it has to be more than what they're paying now, but it doesn't look like we'll ever know.

I'm sure that rotterdam's HUGE population of less then 30,000 has more then enough markets, drug stores, pizza joints, hair/barber shops, gas stations, fast food, 2 malls, jewelry stores, bowling alley, dentists, doctors, ice cream stores, stewart/cumberland stores, florists, banks and bars........PLUS a grocery warehouse and an entire industrial/corporate park!!!!

Come on folks........rotterdam is spilling over the brim!!!

Got an issue? Take it up with rotterdam's town hall that has historically had no vision for the future!!! Remember rotterdamians....ya got the liberal tax and spend in control now. The higher the taxes, the more they will SPEND!!! Take a lesson from the city liberals!!

The problem with this town is that the leaders knuckle under to business at any chance they get. CVS is the first time I've actually seen a couple stand up for what is right. It was refreshing and unexpected...and lucky, since Mike Viscusi would have sent it to the public hearing...and then approved the zone change.

A few years back, Steve Tommasone was really pushing these corridor studies and he was on the right track. They are a framework for what the town wants to see in the future. But then he got booted and all of them got swept under the carpet. I don't think any of them made it to the comprehensive plan.

Funny, 'cause other towns in Schenectady County developed right. You don't hear folks in Glenville or Niskayuna bitching about a CVS forcing its way into a residential neighborhood. And yet in Rotterdam, it looks like someone just barfed development across the town. No foresight...catering to builders...lots of sketchy dirty sh*t under the table...and what you get is no main street, a crappy stretch of urban sprawl and a dilapidated mall built over what was once both a fantastic ecosystem and historical property...and residential development dropped next to industrial areas...and commercial development dropped in the middle of residential areas...

Buffardi, through his comments, doesn't sound like he's too concerned about how the town develops as long as it develops. And thus if you own a home in Rotterdam you better believe the next "fortune 500" company coming down the pike could land nextdoor to you.
